Phase 1 — Groundworks & Landscaping

Phase 1 covered all site preparation and groundworks required to bring the site to a condition suitable for build-out. Starting from an overgrown, unimproved greenfield, the team carried out:

• Site establishment, welfare setup, and full site inductions including UXO awareness briefing
• Excavation and disposal of inert and potentially contaminated material
• Formation of service tracks and access paths
• Soft and hard landscaping across the site area
• Site grading and surface preparation

All excavation work was carried out by competent plant operators with strict exclusion zones in place. Contaminated material was managed and disposed of in line with waste regulations, with licensed carriers engaged for all off-site removal.

Phase 2 – Build & Installation

With the site prepared, Phase 2 focused on the full build-out and installation of all permanent structures and features:

• Installation of perimeter security fencing and gated access points
• Construction and positioning of raised timber planter beds
• Erection of polytunnel structures
• Water tap installation, tested and confirmed operational
• Gravel pathway surfacing between planters and structures
• Tree and shrub planting along site boundaries. A total of 727 Carpinus betulus hedging plants were installed.
• Final quality inspections, snagging, and formal handover

All installations were inspected on completion, with trade contractors conducting self-checks before handover to KLR, followed by joint sign-off with North Ayrshire Council and Ironside Farrar Ltd.

Live Public Environment
The site sits within an active public park, requiring safe segregation between construction activity and park users throughout the full 8-week programme. KLR maintained secure perimeter fencing, clear signage, and controlled access points at all times, with no public safety incidents recorded.

Winter Working Conditions
Ground saturation, frost, and reduced daylight hours presented ongoing challenges during excavation and landscaping works. The programme was structured to manage weather-sensitive activities early, with daily condition reviews allowing the team to adapt without impacting the overall schedule.

UXO Risk
The site carried a potential unexploded ordnance risk, requiring specialist input from 6 Alpha Associates prior to works commencing. All operatives received a full UXO safety and awareness briefing, and an Emergency Response Plan was in place throughout. Works progressed without incident.

Contaminated Ground
Potential for contaminated material was identified at the outset. Controlled excavation procedures were implemented, with waste segregation and licensed disposal arranged in line with environmental regulations.

All programme phases were completed on schedule, with formal handover concluded at the end of Week 8. All elements—including the groundworks, landscaping, fencing, planters, polytunnels and water tap—were delivered, inspected and signed off without outstanding defects.

The finished site provides North Ayrshire Council with a well-structured, accessible growing space ready for community use. KLR now enters a 12-month Defects Liability Period, with scheduled inspections at 3, 6, and 12 months and a dedicated aftercare manager in place as a single point of contact for the client throughout.
